What is SDA?

SDA is an acronym for Specialist Disability Accommodation, these are purpose-built homes for people with disability that have high and complex needs. Eligible participants of the NDIS can obtain funding to live in an SDA. It doesn’t include the services or support you might get in your home that relate to your disability supports needs.

I have SDA funding. How do I find a home?

Firstly, congratulations! You are on your way to living in a beautiful, purpose-built forever home. Your plan will say what design category, building type, and location the NDIS has determined will meet your needs. You can choose which SDA you want to live in as long as it's within your SDA budget.

The NDIS uses the 'Specialist Disability Accommodation pricing arrangements' to work out your SDA budget based on the type of SDA in your plan.

Your SDA budget will fall into one of five design categories set out in the SDA Rules. The five Design Categories are Basic, Improved Liveability, Fully Accessible, Robust, and High Physical Support

What is the role of an SDA provider?

SDA providers are responsible for managing SDA properties. These properties need to be enrolled with the NDIS, and to do this the provider needs to be registered with the NDIS.

The provider must also meet the conditions of enrolment for each one of their properties. These conditions are:

  • The dwelling is kept in a good state of repair
  • The provider tells the NDIS about any changes
  • The provider gives the NDIS an independent certification for an enrolled dwelling, if they ask for one

How much will it cost to live in an SDA home?

SDA rent rates are set by the laws for SDA and is not affected by any assets or other income you may have.

Your SDA provider may choose to charge less than the maximum amount of rent.

What is the Role of the SIL Provider?

What is SIL?

SIL stands for Supported Independent Living. It is one of the options for Home and Living Supports that can be funded by the NDIS and is best suited to people with higher support needs. You will need to apply for SIL funding to be added to your NDIS plan to access SIL supports.

In most cases, SIL funding is Agency managed and you will need to get your SIL supports from a Registered Provider.
